Deck Permit Calgary: Do You Need One?

In most cases it comes down to a pair of questions: how far the deck sits above grade, and whether it’s fastened to your house. The exact limits, though, depend on which authority covers your property — and around Calgary, that can change within a short drive.

The two common triggers

Height above grade. Many authorities pick a height under which a freestanding deck counts as landscaping, and over which it’s treated as a building that needs a permit. That height isn’t the same everywhere.

Connection to the house. Once a deck is ledgered to your home, it’s structurally part of the house. That tends to put it in permit territory no matter how low it is, since a ledger failure is a failure of the building itself.

Other features that often prompt review include a roof over the deck, decks beyond a certain size, hot tubs, and anything that blocks a bedroom window used for egress.

Figuring out which authority you’re under

Having a Calgary mailing address doesn’t mean the City is your authority — plenty of those properties fall under Rocky View County, which sets its own rules. Outside a town boundary, start with the county. Assuming the City’s rules cover you is an easy and common error.

What a deck permit application typically asks for

When a permit does apply, you’ll typically be asked for:

• A site plan with the deck’s location and setbacks
• Framing information — beam and joist sizes, spans and spacing
• Foundation details: pile size, embedment depth and capacity
• For engineered foundations, drawings stamped by an APEGA-licensed professional engineer (P.Eng.)

The last item is our part of the job. Where the permit calls for them, we supply load calculations and drawings carrying an APEGA stamp, plus a torque log recording the capacity each screw pile actually reached.

Why plan examiners focus on the foundation

Foundation details that don’t show capacity get sent back by plan examiners. Writing “screw piles” on a drawing doesn’t count as a specification. Reviewers generally look for the design load, the pile size, the capacity, and the name of whoever stands behind that figure.

In Alberta, the person standing behind it is a P.Eng. licensed with APEGA. The Association of Professional Engineers and Geoscientists of Alberta regulates engineering in the province, so when a permit needs engineered foundation drawings, it needs their stamp. A stamp from another province, or from a US Professional Engineer, won’t do — the engineer must hold a licence to practise in Alberta.

The capacity itself rests on two pieces together: the CCMC evaluation tables for the screw pile system, which tie allowable load to installed torque, and the torque logged at every pile on your property. Either one on its own proves nothing.

Sorting this out before you submit is far quicker than getting it returned.

How to actually check

Phone whichever authority covers your address and explain the project — height, size, attached or freestanding. It’s a brief call, and they field this exact question all the time.

Don’t lean on any contractor’s version of the rules, ours included. Thresholds get revised, they vary between jurisdictions, and it’s the homeowner — not the trade — who lives with the fallout of an unpermitted structure.

Find out before building rather than after. Getting a permit for a deck that’s already finished can be done, but it’s a slog, and if nobody can show the foundation carries the load, the remedy may involve lifting boards.
